How much does a hotel manager earn?

A hotel manager's salary depends on three things, in order of impact: property class (budget vs midscale vs luxury), property size (number of keys), and role level (assistant manager, deputy GM, GM, area GM). Job titles overlap across the industry — a "hotel manager" at a 200-room midscale property does a different job than a "hotel manager" at a 30-room boutique — so always anchor a salary discussion in the underlying property type.

Five-star resort GM packages at properties like Anassa, Four Seasons Limassol, Annabelle, Elysium Paphos, and Olympic Lagoon can exceed €150K all-in with bonus and accommodation, but those roles are tightly held and rarely posted publicly.

EU averages (Eurostat 2024)

Eurostat publishes aggregated hospitality wages, not specific hotel manager bands. A rough cross-check:

  • Average gross monthly wage, accommodation and food services sector (EU-27, 2024): €2,150
  • Western Europe average for hospitality managers: €45,000–€65,000 gross annual
  • Eastern Europe average: €18,000–€35,000 gross annual

Hospitality wages in Switzerland, Norway and Luxembourg sit well above EU averages; Bulgaria, Romania and parts of Greece sit well below.

These are typical, not guaranteed. People move faster in growing groups; slower in family-owned properties with limited succession.

What does a hotel manager actually do?

The title covers a range of operational roles. Most hotel manager job ads land in one of these three categories:

"Hotel manager" = department head

Often the F&B manager, the rooms division manager, or the front office manager — a senior operational role reporting to a GM or deputy GM. Day-to-day: rota, hiring, P&L for the department, guest complaints, monthly review with the GM. Salary band: £35–£55K UK, €25–€42K Cyprus.

"Hotel manager" = operations manager / deputy GM

A property-wide operational role, second-in-command to the GM. Owns the daily operation while the GM owns commercial strategy. Salary band: £50–£75K UK, €45–€70K Cyprus.

"Hotel manager" = general manager (small property)

On smaller boutique or independent properties, the GM and "hotel manager" titles are used interchangeably. Owns commercial strategy, P&L, staffing, brand standards. Salary band: £45–£90K UK, €55–€85K Cyprus depending on size.

What drives top-end salary

The difference between a £45K hotel manager and a £100K+ GM is rarely just experience — it's the size and complexity of what they've delivered. Specifically:

  • Pre-opening experience. Opening a hotel from construction is a specialist skill paid at a premium.
  • Resort vs city hotel. Resort GMs run more square metres, more F&B outlets, more seasonal labour — typically paid 15–25% above an equivalent-size city hotel.
  • Brand vs independent. Branded GMs earn slightly less in base but more in bonus and benefits; independent GMs sometimes negotiate equity or profit share.
  • Languages. In Cyprus, Russian, Greek, English and Hebrew open different guest segments — multilingual GMs command 10–20% more.

What's NOT included in the salary

Total compensation at GM level typically includes:

  • Accommodation or housing allowance (in Cyprus, often a flat or villa on or near the property — €1,200–€2,500/month equivalent).
  • Full board or daily meal credit.
  • Car or car allowance.
  • Annual bonus (15–30% of base, tied to RevPAR / GOP / NPS).
  • Health insurance topping up GESY (Cyprus) or NHS (UK).
  • Conference / training budget.
  • Children's school allowance for international postings.

When comparing offers, always price the total package — a €70K Cyprus GM with on-property villa, full board and 25% bonus can net out comparable to a £90K UK GM in central London paying market rent.

How much does a luxury hotel GM earn? At top-tier luxury (Four Seasons, Aman, Rosewood, Mandarin Oriental), GM total compensation can exceed £200K / €230K in major cities with bonus and accommodation. Bali, Maldives and similar resort markets pay above-base premiums for the location.

Is hotel management a good career in 2026? The industry is still short-staffed at the manager level across Europe, which is putting upward pressure on salaries. Entry-level wages are low; mid-career and senior wages have moved up materially since 2022.

How do I become a hotel manager from front-of-house? The standard path is 8–13 years of operational moves, ideally rotating across rooms division, F&B and revenue. A Bachelor's or Master's in hospitality management (Glion, Les Roches, Lausanne) accelerates the path but isn't required.
